Mr Loughton Davis

Dear Sir

          It has been some time since I either wrote or received a letter from you. Since my last letter all the land in this County of J. P. Stewarts Est. except the two little tracts for which you have signed deeds have been sold for taxes, or rather forfited to the State for there was not a bid made for any of it & of course it was struck (?) off to the State of Miss.

          The 2 little pieces that I sent out deeds for you & wife to sign are still in hand, the parties who purchased failed to pay and I gave them no title.

          The result has proven what I thought would be the case that the land could not be sold and you & Mrs. Anderson paying about $50.00 annually for its taxes would prove a loosing business. The only error in that matter was that it didn't sell 2 or 3 years ago for I think all of it that would have been disposed of before that time. I will pay the taxes on the two little tracts bargained off one more year & if I fail to sell them will let them go as the other has gone. If I fail to sell next winter you must make some arrangements to pay your last 2 years taxes & the $101 send Mrs. Anderson for you - hope I can sell enough however for that. Will write you again next winter on the subject
