WARRANTY DEED.

M. A. Dilworth to J. S. Foulkes

THIS INDENTURE, Made on the 30th day of Jan. A.D. One Thousand Eight Hundred and Ninety-One, by and between M. A. Dilworth of Monroe County, State of Mississippi, party of the first part, and J. S. Fowlkes of the County of Monroe, in the State of Mississippi, party of the second part. Witnesseth: That the said parties of the first part, in consideration of the sum of One Hundred & Twenty-five Dollars, to her paid by the said part_ of the second part, the receipt of which is hereby acknowledged, do therefore by these presents, GRANT, BARGAIN AND SELL, CONVEY AND CONFIRM unto the said party of the second part, his heirs and assigns, the following described Lots, Tracts or Parcels of Land lying, being and situate in the County of Monroe, and State of Mississippi, known and described as follows:

The NW ¼ of the SE ¼ Section Five (5) Township Thirteen (13) Range Eighteen (18) West, containing 40 acres.
TO HAVE AND TO HOLD the premises aforesaid, with all and singular the rights, titles, privileges, appurtenances and immunities thereto belonging, or in anywise appertaining, both at law and equity, unto the said party of the second part, and unto his heirs and assigns forever, in fee simple. And the said party of the first part, for her heirs, executors and administrators, do hereby covenant and agree with the said party of the second part, his heirs and assigns, that the said party of the first part will Warrant and Defend the title to the said premises unto the said party of the second part, and unto his heirs and assigns forever, against the lawful claims and demands of all persons whomsoever, except on account of taxes due after the 1 day of Nov 1891.

MONROE COUNTY.               }              Personally appeared before me W. H. Nabers, Ex officio J.P. of the County of Monroe, the within named M. A. Dilworth who acknowledged that she signed, sealed and delivered the foregoing Warranty Deed on the day and year therein mentioned, as her act and deed.

Kolb, Clerk of the Chancery Court of said County, do hereby certify that the within Warranty Deed was filed for record in my office on the 4th day of Febry, 1892 at 2 o’clock and __ minutes P.M., and that the same, together with the certificate and acknowledgement, is now duly recorded in Book __, page __, of the Record of Deeds in my office.
