THIS INDENTURE made on the 11 day of October, A. D., Nineteen hundred and twenty-two (1922), by and between LEE H. LANTZ, and wife, LAURA B. LANTZ, OLIVE L. CURTIS, and husband, W. R. CURTIS, EMMA L. HOSMER, and husband, H. E. HOSMER, IRVING L. LANTZ, and wife, GILLIE MAY LANTZ, MARIE L. HOSMER, and husband, G. C. HOSMER, and BESSIE L. NICHOLS, and husband, B. A. NICHOLS, of the County of Monroe and State of Mississippi, parties of the first part, and J. C. NIX, of the County of Monroe and State of Mississippi, party of the second part., WITNESSETH That the said parties of the first part, in consideration of the sum of TWELVE HUNDRED ($1,200.00) DOLLARS, to them paid by the said party of the second part, the receipt of which is hereby acknowledged, do by these presents grant, bargain and sell, convey and confirm unto the said party of the second part, his heirs and assigns, the following described lots, tracts or parcels of land lying, being and situated in the County of Monroe and State of Mississippi, known and described as follows:

"The Southeast quarter (SE 1/4) of the Northeast quarter (NE 1/4) of Section TWENTY (S 20), Township FOURTEEN (T 14), Range SEVEN (R 7 E) East; and Also ONE triangular acre off from the west point of the following described piece of land, viz: Beginning at the quarter section post on the eastern line of said Section TWENTY (S 20), Township FOURTEEN (T 14), Range SEVEN (R 7) East, thence due west twelve chains (4 Poles) and eighty-nine links to a stake, thence south TEN & one-half (10 1/2 D) degrees East, true Meridian Basis, fifty chains (4 Poles) and fifty-three links to a stake on the section line, thence due north on the section line to the place of beginning, being that portion of the Southeast quarter (SE 1/4) of Section TWENTY (S20), cut off by the Aberdeen & Houston Road; all situated in Section 20, Township 14, Range 7, East, in Monroe County, Mississippi, and containing in all 41 acres more or less, excepting a strip 25 feet wide on the west side of the said Southeast quarter of the Northeast quarter of said Section 20, extending from the Aberdeen and Houston Road to the NW Corner of said FORTY acres tract.",

The grantors, Lee H. Lantz, Olive L. Curtis, Emma Hosmer, Irving L. Lantz, Marie L. Hosmer and Bessie L. Nichols, all adults, are the sole and only heirs at law of Mrs. Laura L. Lantz, Deceased.

TO HAVE AND TO HOLD, the premises aforesaid, with all and singular the right, title, privileges, appurtenances and immunities thereunto belonging, or in anywise appertaining, both at law and equity, unto the said party of the second part, and unto his heirs and assigns forever, in fee simple. And the said parties of the first part for their heirs, executors and administrators, do hereby covenant and agree with the said party of the second part, his heirs and assigns, that the said parties of the first part will warrant and defend the title to the said premises unto the said party of the second part, and unto his heirs, and assigns forever, against the lawful claims and demands of all persons whomsoever, except on account of taxes due after the 11th day of October 1922.

I, Clarence V. Fryer, a Notary Public in and for said County, in the State aforesaid, do hereby certify that Emma L. Hosmer, and H. E. Hosmer, her husband, personally knwon to me to be the same persons whose names are subscribed to the foregoing instrument, appeared before me this day in person and acknowledged that they signed, sealed and delivered teh said instrument as their free and voluntary act, for the uses and purposes therein set forth, including the release and waiver of the right of homestead.

Lantz, and his wife, Laura B. Lantz, and Bessie Nichols, and her husband, B. A. Nichols, who acknowledged that they signed, sealed and delivered the foregoing deed, on the day and year therein mentioned as their act and deed.

Hosmer, her husband, who acknowledged that they signed, sealed and delivered the foregoing warranty deed on the day and year therin mentioned as their act and deed.
